I get asked this question alot.   Here are the definitions of active, pending, or sold.   Keep in mind that for States other than Florida, “pending” status may be defined differently.    Also other areas outside of Tampa Bay, may have additional status codes.

Active- the property is available and an offer has not been accepted by the Seller

Pending- the property is under contract.  The Seller has accepted an offer and there is an executed contract.    The contract may have contigencies such as home inspection or financing.   There is always a possibility that the sale will not get to closing however, currently it is no longer available.    The Seller may agree to take back-up offers.

Sold- the buyer has purchased the property and the transaction has closed and funded.

Keep in mind that it may take a few days or so for a Listing Agent to correctly change the status in MLS.   As a Buyer, you may come across a property that you think is active to find out from your Real Estate Agent that the property is actually “pending” or “sold”.   Always have your Real Estate Agent check for you.  The property may already be under contract or sold and the Listing Agent has not yet changed the status.
